Industrial Outdoor Storage (“IOS”)

SCG’s Industrial Outdoor Storage Platform has been a focal point over the last few years. The e-commerce boom catalyzed the need for IOS across the country. As the limited, properly-zoned IOS sites were developed into warehouses to support the e-commerce growth, available land diminished while the need for it surged.

Thus, SCG began, and continues to, acquire, develop, and manage these properties.

SCG’s Internal Tenant Rep Business cultivates deep relationships with outdoor storage users to understand their needs and deliver the highest quality product. Since inception in 2018, SCG’s fully integrated platform has successfully entitled 5 of its portfolio sites, while its internal leasing team has executed numerous leases – many of which were with national credit companies.


Debt Platform

Originations: Simi Capital Group’s debt platform involves both originating debt and acquiring non-performing loans. Coupling the firm’s extensive network and market expertise with the flexible nature of its capital enables SCG’s originations team to creatively structure favorable terms for both the company and the borrowers.

Non-Performing Loan (“NPL”) Acquisitions: Simi Capital Group’s NPL platform focuses on the acquisition and/or restructuring of sub-performing real estate debt backed by high-quality assets. A rigorous underwriting process combined with an attentive, in-house asset management team helps provide SCG with outsized returns while limiting downside risk.
